Dividend and distribution data retrieved via the live lookup feature is sourced from Yahoo Finance and other third-party data providers. This data may be delayed, incomplete, inaccurate, or out of date. Income Refinery makes no representation, warranty, or guarantee — express or implied — as to the accuracy, completeness, timeliness, reliability, or fitness for purpose of any data displayed or retrieved.

Data errors, omissions, feed outages, or API changes by third-party providers may result in incorrect figures being displayed without warning or notification. All automatically retrieved data should be independently verified against official issuer announcements, exchange filings, and regulatory disclosures before being relied upon.

Past dividend payments, distribution histories, and income figures displayed in this tool are historical data only and are not indicative of, nor any guarantee of, future payments, returns, yields, or income. Dividends, distributions, and rental income can be reduced, suspended, eliminated, or varied at any time at the discretion of the issuing company, fund manager, trustee, or tenant, and without notice.

All income projections and estimates generated by this tool are hypothetical in nature and are based solely on data entered by the user. Actual income received may differ materially from estimates shown.

Live foreign exchange rates are fetched from the Frankfurter API, sourced from the European Central Bank (ECB). These are mid-market reference rates published on ECB business days and do not represent real-time interbank rates, retail rates, or rates applied by any specific financial institution. ECB rates are typically updated once per business day and are unavailable on weekends and public holidays; on those days the most recently available rate is returned. Rates may therefore be several calendar days old.

Where the live fetch fails, the tool falls back to hardcoded estimated rates set periodically by the creator, which may not reflect current market conditions. Actual conversion rates at the time of income receipt will differ from rates shown, potentially materially. The tool does not account for conversion fees, bid-ask spreads, broker margins, or hedging costs.

FX rates in this tool are used solely to convert income figures for display purposes. No financial transactions are initiated or executed by this tool, and no actual currency conversion takes place.

Income Refinery accepts no liability for losses arising from reliance on exchange rates displayed or retrieved by this tool.

This tool does not provide tax advice. The withholding tax feature allows users to set a rate per holding — either manually (0%, 15%, 30%, or a custom percentage) or automatically based on a selected tax residence country. The automatically derived rates are based on publicly known treaty rates between the United States and other countries and are provided as a convenience for planning purposes only.

These rates are approximate, may be out of date, and do not account for the actual tax treatment applicable to any individual's specific circumstances, domicile, nationality, account wrapper (such as an ISA, SIPP, or equivalent), investment vehicle structure, or the precise terms of any applicable tax treaty. The tax treatment of dividends and distributions depends on many factors that this tool cannot assess, including the legal domicile of the issuing entity and the nature of the distribution.

Tax laws and withholding rates vary by country, change frequently, and depend on the nature of the income, the structure of the investment vehicle, and your personal tax situation. You are solely responsible for understanding and complying with all applicable tax laws and reporting obligations in your jurisdiction. Income Refinery accepts no liability for any tax liability, penalty, or consequence arising from reliance on the tax-related features of this tool.

All investments carry risk, including the risk of loss of principal. The value of investments and the income derived from them can fall as well as rise. Income-generating assets such as REITs, closed-end funds, dividend stocks, bonds, and similar instruments are subject to market risk, credit risk, liquidity risk, interest rate risk, inflation risk, concentration risk, regulatory risk, and other risks.

None of these risks are quantified, assessed, or communicated by this tool. Past performance of any investment is not a reliable indicator of future results. You may receive less than you invest.

All portfolio data, income figures, property details, settings, and API keys entered into this tool are stored locally on your device using your browser's localStorage mechanism. Income Refinery does not operate any servers that receive, store, or process this data.

Lookup requests are an exception. When you use the Lookup feature to retrieve dividend or distribution data for a ticker symbol, the ticker symbol is transmitted to external third-party services. Depending on your settings, this may include Twelve Data, EODHD, Financial Modeling Prep, Alpha Vantage, Polygon.io, and MarketStack via direct API calls. Where Yahoo Finance is used as a fallback, requests are routed through third-party CORS proxy services (currently corsproxy.io, allorigins.win, and codetabs.com) which may log the request. These proxy services are independent third parties not operated or controlled by Income Refinery, and their own privacy policies apply.

If you choose not to use the Lookup feature and enter all data manually, no data leaves your device during normal use of this tool (other than live FX rate fetches, which transmit only currency codes to the Frankfurter API).

The creator makes no warranty that locally stored data is secure, permanent, or protected from access by third parties with physical or remote access to your device. You are solely responsible for the security of your device and the data stored on it.

This tool optionally integrates with third-party dividend data providers including Twelve Data, EODHD, Financial Modeling Prep, Alpha Vantage, Polygon.io, and MarketStack. Any API keys entered by the user are stored locally on the user's device only and are never transmitted to Income Refinery's servers. Income Refinery has no access to, and accepts no liability for, the use or misuse of API keys entered into this tool.

As a fallback data source, the tool queries Yahoo Finance via third-party CORS proxy services: currently corsproxy.io, allorigins.win, and codetabs.com. These are independent services that relay requests on behalf of the browser. Income Refinery does not control, operate, or endorse these services, and they may change, become unavailable, or alter their terms without notice. Requests routed through these services may be logged by their operators.

Live foreign exchange rates are fetched from the Frankfurter API (frankfurter.app), an open-source project sourced from the European Central Bank. Only currency codes are transmitted in these requests — no portfolio data.

Income Refinery makes no representation as to the reliability, accuracy, uptime, or continued availability of any third-party data service. Third-party services may change their terms, pricing, rate limits, or data formats at any time without notice, which may affect the functionality of this tool.

To the fullest extent permitted by applicable law, Income Refinery, its creator, and any authorised distributors shall not be liable for any direct, indirect, incidental, special, consequential, punitive, or exemplary damages of any kind arising out of or in connection with your use of, or inability to use, this tool or any data displayed herein.

This includes but is not limited to: loss of income, loss of profits, loss of savings, financial loss, investment loss, loss of data, or any other pecuniary or non-pecuniary loss, regardless of whether such loss was foreseeable or whether the creator had been advised of the possibility of such loss. Some jurisdictions do not allow the exclusion or limitation of certain damages, in which case the above limitation may not apply to you.

This tool is provided on an "as is" and "as available" basis without warranties of any kind, either express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, accuracy, completeness, non-infringement, or uninterrupted availability.

Income Refinery does not warrant that the tool will be error-free, that defects will be corrected, that calculations will be accurate, or that the tool or its data sources are free of viruses or other harmful components. You assume full responsibility and risk for your use of this tool.

All code, design, layout, content, and functionality contained in this tool are the intellectual property of the creator and are protected by applicable copyright, trade secret, and other intellectual property laws. No part of this tool may be reproduced, distributed, modified, adapted, reverse-engineered, decompiled, or used to create derivative works without the express prior written consent of the creator.

Authorised distributors and partners may only distribute this tool in its original, unmodified form and solely pursuant to the terms of a written distribution agreement. Any unauthorised copying, redistribution, or sale of this tool or its underlying code constitutes copyright infringement and may be subject to civil and criminal penalties.

By using this tool, you acknowledge and agree that: (a) you are using it entirely at your own risk; (b) you are solely responsible for verifying the accuracy of all data entered or retrieved; (c) you will independently verify all dividend, distribution, rental income, and other financial figures against official and authoritative sources before making any financial decision; (d) you will seek independent professional advice from appropriately qualified and licensed advisers before acting on any information presented; and (e) you will not hold Income Refinery, its creator, or any authorised distributor liable for any outcome arising from your use of this tool.

This tool is provided on a one-time, as-is basis. Income Refinery does not provide, and you should not expect, any form of after-sales support, technical assistance, customer service, bug fixes, patches, updates, enhancements, or ongoing maintenance of any kind.

No obligation is assumed by the creator to respond to any enquiry, report, or complaint relating to this tool. Income Refinery reserves the right, at their sole discretion and without notice, to discontinue development, withdraw the tool from distribution, modify its features, or cease providing access to any third-party data services it depends upon. Any updates or new versions that may be released are provided entirely at the creator's discretion and do not create an expectation of continued support or future development.

This tool provides the ability to export your data in three formats: JSON (full backup, re-importable), Excel workbook (.xls, for external analysis), and CSV (snapshot history). These exported files are created and saved to your device by your browser.

Once exported, these files reside outside the tool and outside the browser's localStorage environment. You are solely responsible for the security, storage, and handling of any exported files. Exported files may contain your full portfolio data including holding names, income figures, property details, and other information you have entered. Income Refinery accepts no liability for the disclosure, loss, or misuse of data contained in exported files.

This tool contains referral links to third-party financial services, currently Interactive Brokers and moomoo.
